Park models take their damage on moving day

A park model RV is built to sit. It is a recreational vehicle by legal classification and by build, but it lives on a site with skirting, steps and often a deck, and it may not move again for a decade. That means the damage profile is completely different from a travel trailer that goes out twelve times a year.

Most of the significant damage we repair on park models happened during transport. The unit is tall, it is wide, and it is being towed by a transport rig rather than by an owner who knows the vehicle. Roof edges catch on low branches and canopy structures. Corner trim lifts at highway speed and peels back. Fascia boards tear loose. The drip rail along the eave takes a hit that opens the roof to wall junction, and because nobody is inside listening for wind noise on the way, the damage often is not discovered until the unit is set and it rains.

The second transport related failure is structural flex. Park models are framed more like a small house than like an RV, with residential windows and doors. Houses do not flex. When the unit is loaded, moved and set, the frame twists slightly, and residential window and door frames that were square at the factory come out of square at the destination. Windows bind. Doors stop latching. Glazing seals break at a corner.

Set and forget sealant is the other half of the problem

Owners of park models rarely climb up on the roof, and that is understandable. The unit is not going anywhere, the roof looks fine from the ground, and the sealant that came from the factory looked permanent. It is not. Every sealed joint on a park model is a consumable, and in the Southern California sun those joints age faster than they do almost anywhere else in the country.

What we find on units that have been sitting for six or eight years is sealant that has gone hard, shrunk away from one side of the joint, and cracked into segments. It still looks like sealant. It has simply stopped bonding. Water goes past it at every roof penetration, at the roof to wall junction, around every window flange and at the entry door. Because a park model has more square footage of roof and more windows than a travel trailer, there are simply more of these joints to fail.

Reseal work at the shop involves removing the old material rather than laying a new bead over it. A fresh bead over a hardened one bonds to the old sealant, and the old sealant is already letting go of the substrate. We open the joints, clean back to the original surface, inspect what is behind them while it is accessible, and reseal with material matched to the substrate: one product for a membrane roof, another for a metal roof panel, another for a window flange against lap siding.

Skirting, blocking and what happens under a park model

Skirting is not decorative. It keeps wind, animals and sun off the underside, it protects the plumbing, and on many sites it is required. It is also fragile. Vinyl and composite skirting panels crack in the sun, warp where they were fastened too tightly, and tear away at the fasteners in a wind event. Metal skirting dents and corrodes at the ground contact line.

Repairing skirting properly means addressing the attachment, not just the panel. We look at the rail the panel hangs from, the ground track, and whether thermal movement was allowed for. A panel fastened rigidly at both ends in full sun will buckle. A panel that was cut short leaves a gap at the corner that becomes an animal entry.

Blocking and pier placement is the more serious item. Park models are supported at specific points, and when a unit was set on piers that do not line up with the frame's designed bearing points, the floor framing takes bending it was never meant to take. That presents as a sag in the floor, doors that bind, and eventually cracking in interior finishes. When an owner reports those symptoms we look underneath before we look anywhere else, and we say plainly if the support layout is the root cause. We repair the framing damage in shop. The site work of relocating piers happens at the site, and we do not perform work outside the Yorba Linda facility.

Residential windows, doors and siding on a vehicle that flexes

Park models use residential style vinyl or aluminum windows and residential entry doors because they give the unit the feel of a small cottage. Those components assume a rigid opening. On a unit that has been transported, the openings are not always still rigid. We square the opening before we reinstall a window, because putting a straight window back into a racked opening produces a window that binds and a seal that fails again at the same corner.

Siding varies. Some park models use lap siding, some use vertical panel, some use a T1-11 style sheet, some use the same painted aluminum or fiberglass an RV would. Repair approach follows the material. Lap siding gets courses replaced and refinished. Panel siding gets a section replaced with the joint landing on framing. Painted metal gets the panel replaced or repaired and refinished through our paint department, matched to the existing finish which has usually faded.

Fading is worth calling out. A park model that has sat in West Covina sun for years has a finish that is nowhere near its original color value. Matching a repair to the original factory code produces a patch that is obviously newer. We match to the aged finish and blend, which is the same technique used on automotive refinishing and the reason spray out cards matter.

Moving a park model to the shop and what to plan for

A park model is not something you hook to a pickup. Moving one requires a transport company with the right equipment and the right permits, and the move itself is a real part of the project cost and timeline. For that reason, owners are often better served by bundling every repair the unit needs into a single visit rather than moving it twice.

Questions we get asked

My park model leaked the first time it rained after being delivered. Why?

Almost always transport damage that nobody saw. A clearance strike on the roof edge, a lifted corner trim, a torn fascia or an opened drip rail at the eave will not announce itself while the unit is on the transport rig, and there is no one inside listening for wind noise. The unit gets set, it looks fine from the ground, and the first rain finds the opening. Document it with photographs immediately, because delivery damage is often recoverable from the transporter or through a claim.

How often does park model sealant actually need attention?

Far more often than owners expect for a unit that never moves. In Southern California sun, sealant hardens and shrinks within a handful of years, and once it stops bonding it is doing nothing even though it looks intact. Inspect roof penetrations, the roof to wall junction, window flanges and the entry door at least annually. When you do reseal, remove the old material instead of laying a new bead over it, because new sealant bonded to failed sealant fails with it.

The windows in my park model bind and one leaks at the corner. Is the window bad?

Usually the opening is, not the window. Park models use residential style windows that assume a square, rigid opening. Transport flex racks those openings slightly, and a racked opening binds the sash and breaks the seal at one corner. The correct repair squares the opening first, then reinstalls or replaces the window into a true frame with a proper flange seal. Installing a new window into a racked opening reproduces the same failure in the same corner.

Can you match siding on a park model that has faded for years?

Yes, and we match to the aged finish rather than to the original factory color. A repair sprayed to the original code stands out as an obviously newer patch next to material that has years of ultraviolet exposure on it. Our paint department pulls spray out cards, compares them against the existing panel in daylight and under shop lighting, and blends into adjacent area to a natural break. For lap or panel siding, replacement courses get the same treatment after installation.

The floor in my park model has a sag near the middle. What causes that?

The most common cause is pier or blocking placement that does not line up with the designed bearing points on the frame. When support lands between the intended points, the floor framing carries bending it was not sized for, and it takes a set. Doors start to bind and interior finishes crack. We repair the framing damage at our Yorba Linda shop. Correcting the support layout at the site is separate work that has to happen where the unit is placed, and we do not perform work outside the shop.
