Three separate water systems and how they interact

The fresh side holds potable water in a tank, pressurizes it with a demand pump, and distributes it to the galley, the bath, the shower, the toilet and the water heater. It also accepts pressurized city water through an inlet on the side of the coach, which bypasses the pump entirely. Both paths feed the same distribution lines, and that shared plumbing is where most leaks occur.

The waste side is gravity fed. Sinks and the shower drain to a gray tank. The toilet drops into a black tank. Both terminate at a dump valve assembly and a common outlet. Vents run from each tank up through the roof so air can enter as liquid leaves, and a great many odor complaints trace to those vents rather than to the tanks.

The water heater sits between the two systems, fed from the fresh side and plumbed with a bypass so the tank can be isolated during winterizing. Bypass valves left in the wrong position after a seasonal service are one of the most common causes of a coach that suddenly has no hot water, and the fix is free of parts entirely.

What makes RV plumbing different from house plumbing is not the components but the environment. A house does not go down the freeway at highway speed, flex on an uneven pad, sit through hundred degree afternoons and thirty degree nights, or hide its entire distribution network inside a floor cavity that nobody can access without removing furniture. Every joint in an RV is subject to vibration and thermal cycling that a house never sees.

PEX, polybutylene and what your coach is plumbed with

Most RVs built in the last two decades use PEX, a cross linked polyethylene tubing that is flexible, freeze tolerant to a degree, and joined with crimp rings or expansion fittings. It is a good material for this application. It handles vibration, it tolerates a freeze cycle better than rigid pipe, and it can be routed through a floor cavity without a fitting every few feet.

Older coaches, particularly those built in the 1980s and 1990s, frequently used polybutylene. It is gray or occasionally black tubing joined with plastic insert fittings and metal crimp rings. Polybutylene degrades from the inside out with exposure to chlorinated water. Micro fractures develop in the wall, the material becomes brittle, and eventually a section fails without warning at a point that looks perfectly normal from outside.

That failure mode is what makes polybutylene worth replacing proactively rather than repairing section by section. Once one joint has failed on a coach of that vintage, the rest of the system has the same age, the same water exposure and the same brittleness. We have opened floors to repair one split and found three more within a few feet.

Fittings tell their own story. Barbed insert fittings with crimp rings are common and reliable when crimped correctly with the right tool. Push to connect fittings are convenient and they do work, but they depend on an O ring and a grab ring that a previous repair may have reused or contaminated. We inspect every fitting in an affected area rather than only the one that leaked, because a coach that had one amateur repair usually had several.

City water pressure, regulators and the failure nobody expects

An RV plumbing system is designed for modest pressure. The onboard pump produces something in the range a coach is comfortable with, and everything downstream is specified around that. Municipal supply at a campground, a residential hose bib in Woodside Village or a dump station can be dramatically higher, and connecting directly to it without a regulator puts pressure on fittings that were never designed for it.

The failure is often not immediate, which is what fools owners. The system holds at high pressure for a weekend and then splits a fitting three months later at the weakest joint, usually inside the floor cavity where nothing is visible. By the time water appears at the edge of a floor covering, it has been running through the subfloor for some time.

Regulators fail too, and they fail open. An inline regulator that has passed grit or sat unused for a season can stick and pass full line pressure while the owner believes they are protected. Adjustable regulators with a gauge are worth using precisely because you can see what is actually being delivered rather than trusting a brass fitting to be doing its job.

Water hammer is the related problem. Quick closing valves, particularly on a toilet or a washing machine, stop a moving column of water abruptly and produce a pressure spike far above the supply pressure. That spike loads every fitting in the system. Arrestors absorb it, and on coaches with a residential style washer we consider them worth fitting.

Freeze damage and where a coach actually splits

West Covina winters do not freeze coaches. Trips do. Owners take the rig to Big Bear, the eastern Sierra, the high desert or out of state, and the coach spends a night below freezing with water in it. What splits is not the middle of a long PEX run, which has room to expand. What splits is everything rigid and everything with a trapped volume.

The pump is the classic. The inlet fitting and the pump head contain a small volume of water in a rigid plastic housing with no room to expand. Freeze that and the housing cracks. Owners discover it in spring when they pressurize the system and water pours into the wet bay. The same applies to the water heater drain fitting, the filter housing, the city water inlet check valve, and the valve bodies in faucets and the toilet.

Low point drains exist so the system can be emptied, and they are only useful if the coach is level and if the lines actually drain toward them. On a coach parked nose high in a storage row, the low point is not where the manufacturer thought it was, and water sits in a section that never emptied. Blowing lines with compressed air at a controlled pressure clears them properly, and antifreeze in the traps and the toilet handles the rest.

Winterizing is inexpensive. The repair after a freeze is not, because the split is usually in a component and the water damage that followed the thaw is usually in the floor. For West Covina owners who travel into cold country in the winter, winterizing before the trip rather than after is the version that actually prevents damage.

Waste tanks, sensors and the odor complaint

Black tank level sensors are three or four probes mounted through the tank wall at different heights, and they read continuity through the liquid. What fouls them is not liquid but the residue that coats the inside wall: paper, waste film and mineral deposit bridging the probe to the tank content permanently. Once bridged, the sensor reads full regardless of what is in the tank, immediately after a complete dump.

The habit that causes it is dumping too early. A tank dumped when it is a third full does not have enough liquid volume to carry solids out, so residue stays behind and builds. Filling the tank to at least two thirds before dumping, and adding water after the dump, produces the flushing action the system depends on. Tanks with a built in rinse fitting benefit enormously from actually using it.

Odor complaints usually come from the vent rather than from the tank. Each tank has a vent to the roof, and if that vent is blocked by a wasp nest, debris or a crushed pipe, the tank cannot breathe. Liquid leaving the tank pulls a vacuum, and the path of least resistance becomes the toilet seal or a dry sink trap, which pushes tank air into the coach. A coach that smells worse in the afternoon is usually reporting a heat driven pressure change in an unvented tank.

The other odor source is a dry trap. Gray tank gases come up through a sink or shower drain whose trap has evaporated, which happens quickly in a coach sitting through a dry inland summer. That one is solved with water rather than with parts, and it is worth checking before anything else gets opened.

Finding a leak before it becomes floor work

The reason plumbing leaks are expensive on an RV is location. Distribution lines run through the floor cavity between the finished floor and the underbelly, and that cavity contains the subfloor, which on most coaches is a wood product with limited tolerance for water. A slow leak wicks along the subfloor for months, and the first visible symptom is a soft spot or a swollen cabinet toe kick well away from the actual leak.

We start with a pressure test rather than a search. The system is isolated and pressurized to a controlled level, and then we watch. A system that holds pressure with everything closed does not have a leak. A system that bleeds down has one, and the rate tells us something about its size. That single test separates a plumbing problem from a fixture problem in minutes.

Moisture mapping comes next. A pinless meter reads the floor and lower cabinet areas on a grid, and wet material reads differently than dry material even where nothing is stained. The wet area is always larger than what is visible, and the shape of it usually points toward the source because water travels along framing rather than randomly.

Access is the expensive part, and we plan it rather than improvising. Sometimes the underbelly comes down. Sometimes a bay panel or a cabinet floor gives better access with less disruption. On coaches where the leak is under a slide or under fixed furniture, the honest conversation about access cost happens before the work starts rather than during it.

Plumbing on van conversions, food trucks and mobile units

Commercial and conversion builds have plumbing needs that differ from an RV. A food truck needs fresh and waste capacity that meets local health requirements, a water heater sized for the operation, hand wash and warewash stations positioned correctly, and tanks sized so waste capacity exceeds fresh capacity. A mobile medical unit needs a hand wash station, controlled water quality and reliable waste containment.

We build and repair those systems as part of body and equipment installation work. On commercial trucks and fleet vehicles we do not perform engine, drivetrain or DOT inspection work. Plumbing in a body build is equipment installation, which is inside our scope, and we keep a clear line between that and chassis work that belongs elsewhere.

The recurring problems on these builds are the same everywhere: undersized supply lines that starve a second fixture, pumps mounted rigidly so vibration transmits through the body, tanks secured with straps that fatigue under a full load, and no serviceable access to anything after the interior was finished. We design access in, because a build that has to be dismantled to change a pump will not get maintained.

Freeze protection matters on units that travel or that sit outdoors overnight in winter. Heated tank pads, insulated runs and a proper drain arrangement are cheaper than a split line inside a finished commercial interior.

Questions we get asked

My water pump cycles every few minutes with all the faucets off. What is that

The system is losing pressure somewhere. It is either a leak in the distribution lines, a fixture that is not fully sealing, a toilet valve passing water into the bowl, a failed check valve at the pump, or the water heater relief valve weeping. Short frequent cycles usually mean a small loss. We isolate the system and pressure test it, which tells us within minutes whether the loss is in the plumbing or at a fixture.

Do I really need a pressure regulator on city water at home

Yes. Residential supply pressure in this area routinely exceeds what an RV system was designed for, and connecting without a regulator loads every fitting. The damage frequently does not appear right away, which is what fools people. The system holds for a weekend and splits months later at a joint inside the floor cavity where nothing is visible until the subfloor is soft. An adjustable regulator with a gauge is the version worth owning.

Why do my black tank sensors read full right after I dump

Because residue has bridged the probes to the tank contents permanently. The probes read continuity through liquid, and a film of paper and waste coating the inside wall keeps that path alive after the tank is empty. It comes from dumping too early. A tank dumped at a third full has too little liquid volume to carry solids out. Fill to at least two thirds before dumping, add water afterward, and use the rinse fitting if the tank has one.

Where does an RV usually split when it freezes

In the rigid components with trapped water rather than in long flexible runs.
