How black and gray tanks are built and mounted
Waste tanks are polyethylene vessels, usually blow molded, hung beneath the floor in the underbelly or set into a chase in the floor structure. They carry substantial weight when full, and they are supported by straps, a plywood or metal cradle, or a combination of the two. Every fitting is a penetration: the inlet from the toilet or drains, the vent, the outlet to the dump valve, and on some tanks a rinse fitting.
Weight is what kills them. A full black tank is heavy, and the support system has to carry that weight over every road irregularity for the life of the coach. Straps fatigue and stretch. Wooden cradles rot when the underbelly has ever taken water. When support fails, the tank hangs on its fittings, and a plastic tank hanging on a fitting boss cracks at the boss.
The other common failure is impact. Tanks hang low on many coaches, and a driveway apron, a speed bump taken at an angle or road debris will crack one. On coaches that have been dragged, we check tanks as a matter of course even when the complaint is something else, because a hairline crack in a tank leaks slowly and produces odor long before anyone finds the source.
Repair versus replacement depends on the material and the location. Polyethylene can be welded by a technician with the right equipment, and a clean crack in an accessible flat area is a legitimate repair. A crack through a fitting boss, a crack on a curved section, or a tank that has been flexing on failed supports for years is a replacement, because a repaired tank on a failed cradle cracks again in a new place.
Dump valves, seals and the mechanism that gets ignored
The dump valve is a blade valve: a flat gate that slides between two seals to open and close the outlet. It works well and it fails predictably. The seals harden with age and with chemical exposure, and once hard they no longer wipe the blade clean, which lets residue build on the blade faces. That residue then scores the seals, which accelerates the leak.
The symptom owners notice is seepage when the cap comes off, which means the valve is not closing fully. That is more than a nuisance because it makes connecting a hose messy and it means the tank cannot be held while traveling. Gray valves fail more often than black ones simply because they get cycled more.
The second failure is mechanical. The handle connects to the blade through a rod and a clip, and a corroded or broken clip leaves the handle moving freely with no effect. Occasionally the blade itself breaks. These are inexpensive parts, and access is usually the only significant part of the job.
Valve rebuild kits are available for most common valves and are worth using when the valve body is sound. When the body has been leaking long enough to corrode the flange bolts or when the flange itself is damaged, replacement is the honest answer. We also check that the outlet plumbing is properly supported, since a sewer hose left connected and unsupported puts leverage on the valve assembly.

Vents, drainage and the real source of odor
Each waste tank vents through a pipe to the roof. The vent lets air into the tank as liquid leaves, which is what allows it to drain, and it lets tank gases exit above the coach rather than inside it. A vent that is blocked or restricted causes two complaints at once: slow draining and odor inside.
Blockages come from wasp and mud dauber nests at the roof cap, debris from overhanging trees, a vent cap that has broken and let material in, or a pipe crushed during a previous repair. On coaches that have had roof work, we check vent pipe condition specifically, because a vent pipe pushed out of position during roof work is a common and invisible consequence.
The mechanism behind the odor is straightforward. If the tank cannot breathe through the vent, liquid leaving pulls a partial vacuum, and air enters through whatever path is easiest. That path is usually the toilet seal or a dry sink trap, which pushes tank air directly into the living space. On warm afternoons the tank also builds pressure as gases expand, which pushes the same direction.
Dry traps are the other odor source and they are simple to rule out. A P trap under a sink or a shower keeps a water seal that blocks gray tank gases, and in a coach sitting through a dry inland summer that water evaporates in weeks. Pouring water into every drain solves it. We check that before opening anything, because it is a common finding and a cheap answer.
Level sensors, fouling and what actually works
Standard tank level sensors are metal probes through the tank wall at different heights, reading continuity through the tank contents. They are simple and they are notoriously unreliable on black tanks because the failure mode is not electrical. Residue coating the tank wall bridges the probe to the contents permanently, so the sensor reports full whether the tank is full or empty.
Cleaning them is possible and the results vary with how long the fouling has been established. A tank rinse system, a proper flush with a wand where the tank design permits it, and chemical treatments that break down the film all help. A tank that has read full for years has a hard mineral and waste layer that often does not come off completely.
External sensors are the alternative worth knowing about. They mount on the outside of the tank wall and read level through it, so nothing inside can foul them. They are an upgrade rather than a repair, they read more usefully than the factory three light panel, and on coaches where interior sensors have been permanently fouled they are usually the practical answer.
The habit that prevents fouling in the first place is dumping with enough volume. A tank dumped at a third full does not have the liquid mass to carry solids out, so residue is left behind every cycle and builds. Filling to at least two thirds, adding water after the dump, and using the rinse fitting if one is fitted keeps the interior surfaces clean enough for the sensors to keep working.
Underbelly access, tank replacement and putting it back correctly
Reaching a waste tank means opening the underbelly on most towables and many motorhomes. That material is a coroplast or similar sheet fastened along the frame rails, and it is doing real work: keeping road spray, rodents and cold out of the floor cavity. Cutting it and taping it back is the shortcut we regularly find and regularly have to correct.
Removing a tank properly means disconnecting the inlet, the vent, the outlet and any sensor wiring, supporting the tank while the straps or cradle come loose, and getting it out without damaging the plumbing around it. On coaches where the tank sits above a frame member or under a slide mechanism, that geometry drives a lot of the labor.
Reinstallation is where longevity is decided. New straps or a rebuilt cradle rather than reused fatigued ones. Correct fitting seals rather than sealant compensating for a bad seal. Vent and inlet connections supported so they are not carrying load. Then the underbelly gets reinstalled and sealed properly, with insulation replaced rather than reused if it took water.

No, the cap is just the last line of defense. Seepage there means the blade valve upstream is not closing fully, almost always because the seals have hardened and stopped wiping the blade clean. Can a cracked holding tank be repaired or does it have to be replaced
Both happen. A clean crack in an accessible flat area of a polyethylene tank can be welded properly by someone with the right equipment. Is there any way to fix black tank sensors that always read full
Sometimes. Rinse systems, a proper flush with a wand where the tank design allows, and film dissolving treatments recover a lot of sensors. A tank that has read full for years usually has a hard layer that will not fully release. The reliable alternative is external sensors that mount on the outside of the tank wall and read through it, so nothing inside can foul them. They also read more usefully than the factory panel.
Why does my gray tank drain slowly and back up into the shower
Usually a restricted vent rather than a blocked drain. The tank needs air to enter as liquid leaves, and a vent blocked by a wasp nest, debris or a crushed pipe stops that. Slow draining and interior odor come together for exactly this reason. Grease and soap buildup in the drain lines is the other cause, particularly on the galley side. We verify the vent from the roof before assuming a blockage.
Do I need to open the underbelly to fix a tank problem
For most tank, fitting and strap work on a towable, yes. That underbelly sheet is doing real work keeping road spray, rodents and cold out of the floor cavity, so it has to come off properly and go back sealed rather than taped. We regularly correct previous repairs where somebody cut a hole and taped it, because that opening lets water and rodents into the floor structure for years afterward.
