Residential construction on a trailer chassis and what that combination does

A tiny home on wheels is a house built on a trailer. That sentence contains the entire engineering problem. House framing assumes a foundation that does not move. Trailer chassis assume a structure above them that can tolerate twist. A tiny home asks stick framing, sheathing, house wrap, siding and a residential roof assembly to survive being towed at highway speed on a frame that flexes.

Well built units address this. They use a chassis sized for the actual finished weight, they attach the floor system to the frame with a connection designed for movement, they sheathe and strap the walls for racking loads, and they detail the roof and windows for a structure that will move. Units built quickly, or built by an owner working from a plan set rather than from experience, frequently do not. That is where we come in.

The damage we see falls into two families. The first is a chassis that is being asked to carry more than it was specified for, which shows as cracked welds, sagging rails between the axles and hangers pulling. The second is a structure above the chassis that is separating from itself: sheathing releasing from framing, siding fasteners backing out, drywall or panel joints cracking, loft connections loosening. The two families feed each other, because a flexing chassis is what pumps the structure above it.

The gooseneck neck weld and the loads a tiny home runs through it

Many tiny homes use a gooseneck chassis, both because it puts weight over the tow vehicle's rear axle and because the raised deck over the neck makes a natural loft or bedroom. The neck is a riser assembly that lifts from the main rails up to the coupler platform, and the weld where that riser meets the main rails is the highest stress joint on the entire vehicle. Everything the trailer weighs, plus everything the road does to it, passes through that transition.

Cracks there start small and they start at the weld toe, usually on the underside or on the inboard face where nobody is looking. On a chassis that was built for the job and welded properly with adequate gusseting, they are rare. On a chassis that was specified for a lighter build than what eventually got constructed on it, they are not rare at all. Owners often find them when a transporter refuses to move the unit, which is a good outcome compared with the alternative.

Repairing a neck weld is not a quick pass with a welder. The area gets cleaned to bare metal so the full extent of the crack is visible, the crack is ground out completely and veed, the joint is welded with the correct process and filler for the base material, and then the geometry is changed with proper gusseting so the stress is distributed instead of being reintroduced at the same point. If the riser has deflected, the structure gets supported and pulled back before welding. Where the underlying issue is that the chassis is undersized, we say so, because there is no weld that fixes a rating problem.

Deck framing, subfloor rot and the steel underneath it

The floor system of a tiny home sits directly on the trailer deck or on the frame rails, and that interface is where most of the water damage lives. Water gets in from above through a wall or a window, runs down inside the wall assembly, reaches the bottom plate and the subfloor, and then sits on top of steel that will not let it drain. On a house it would find its way to the ground. On a trailer it pools on a rail and stays there.

The result is rot at the perimeter of the subfloor, rot in the bottom plates of the walls, and corrosion in the steel directly under it. By the time an owner notices a soft spot inside, the perimeter is usually well involved. The tell is often a smell before it is a feel, and a floor that flexes near an exterior wall rather than in the middle of the room.

Repair is invasive and there is no way around that. Siding and sheathing come off along the affected run, the wall gets supported, rotted bottom plate and subfloor gets cut out, the steel underneath gets cleaned, treated and repaired if it has thinned, and new framing and subfloor go in with a proper capillary break and drainage detail so water cannot sit on the steel again. Then sheathing, weather barrier, flashing and siding go back on in the correct sequence. Owners who ask us to patch from the inside are asking for the same repair again in two years.

Frame corrosion at the crossmembers and anchors that pull through

The trailer under a tiny home spends its life covered. The subfloor is on top of it, skirting is often around it, and nobody sees the crossmembers from one year to the next. That is a good environment for corrosion, particularly at the crossmember to rail joints where water collects, where the coating was thinnest at manufacture and where welding burned the coating off in the first place.

Serious corrosion at those joints is a structural finding. A crossmember that has thinned no longer supports the floor above it, the subfloor deflects between the remaining sound members, and the whole floor develops a wave you can feel walking through the unit. Repair means cleaning back to sound steel, evaluating remaining section, sectioning in new material where the loss is significant, and then coating properly. It also means fixing the reason the water was there.

Anchors are the other item on this list. Tie down points, D rings and any E track used to secure contents during transport are frequently fastened into deck material rather than into the frame. On a move, the load applies a side force and the anchor pulls through, taking a cone of deck with it. On a tiny home that also means the fastener path is now open into the floor assembly. We reinstall with backing plates that span to crossmembers, through bolted with load spreading washers, and we seal the penetrations properly on the way back together.

Sheathing, siding and roofing details that came from a house

The exterior of a tiny home is usually a residential assembly: sheathing, a weather barrier, furring or a rainscreen if the builder was careful, then siding, with residential windows and a metal or membrane roof. Every one of those details was developed for a building that stands still. Put it on the road and the assumptions change. Siding fasteners work loose. Sealant joints that would last a decade on a house open in a season. Flashing laps that rely on gravity face wind driven water from directions gravity never contemplated.

Roof to wall flashing is the detail that gives us the most work. On a house, a properly lapped flashing with a kick out handles everything. On a towed structure, that same lap flexes every time the unit moves, and the sealant at the top of the flashing is doing more work than it was ever designed to do. When it opens, water enters the wall at the top and runs the full height of the assembly down to the subfloor and the steel.

Our approach on the exterior is to repair with details suited to a moving structure rather than reproducing the original assembly exactly. That means fasteners and sealants selected for vibration and movement, flashing sequences that do not depend on a single bead of sealant, and where appropriate a drainage plane behind the siding so water that does get in has somewhere to go. It costs a little more at the time and it is the difference between repairing this once and repairing it repeatedly.

Getting a tiny home to Yorba Linda from West Covina

Questions we get asked

A transporter refused to move my tiny home because of a cracked weld. Can it be fixed?

In most cases yes, and the transporter did you a favor. Cracking at the gooseneck neck weld or at a hanger is repairable, but it needs the area cleaned to bare metal so the full crack length is visible, the crack ground out and veed, a weld with the correct process and filler for the base material, and then revised gusseting so the stress is redistributed. If the riser or rail has deflected, it gets supported and pulled back first. We will also tell you honestly if the underlying issue is that the chassis is undersized for the finished build.

The floor in my tiny home is soft near the wall. How far does that repair go?

Further than owners hope, because the water has almost certainly reached the steel. On a tiny home, water that enters a wall runs down to the bottom plate and the subfloor edge and then sits on the frame rail because it has nowhere to drain. That rots the plate and the subfloor perimeter and corrodes the steel underneath. Repair opens the exterior along that run, supports the wall, replaces rotted framing and subfloor, treats or repairs the steel and rebuilds with a capillary break so water cannot pool on the frame again.

Can you check whether my chassis is rated for the house I built on it?

We can evaluate the chassis, look at the axle and hanger specification, inspect the welds and give you a professional assessment of what we see, and we will tell you plainly if the evidence points at a chassis that is carrying more than it was built for. Bring the chassis manufacturer information and any weight figures you have. What we cannot do is make an undersized chassis adequate with welding alone. Where the answer is a heavier chassis or a rebuilt frame, we will say so rather than sell you a repair that will not hold.

Why does my siding keep loosening after every move?

Because residential siding fasteners were designed for a wall that does not vibrate. Every mile of towing is a cycle, and fasteners that rely on friction in wood will back out. So will the sealant joints, which on a house would last far longer. When we repair siding on a tiny home we use fastening and sealing suited to a moving structure, and where the wall assembly allows it we add a drainage plane behind the siding so the joints are no longer the only thing keeping water out. That changes the maintenance cycle substantially.

Do you do interior work on tiny homes or only structure?

Both, and they usually come together. Once a wall is open for framing and subfloor repair, the interior finish in that area has to come out anyway, so rebuilding cabinetry, wall panel, flooring and trim is part of the same job. We also handle twelve volt and shore power electrical work and plumbing repair at the shop. Tell the estimator what you want the finished space to look like, because on a tiny home the difference between putting it back and improving it is often small once it is already open.
