Two years of ignored soft spot, rebuilt from the frame up

Short answer. The owner noticed flex near the dinette and lived with it for two years. On arrival, the flexed area covered roughly four square feet, but moisture mapping showed elevated readings running from the front window frame back along the driver side to the wheel well. The finish flooring had been replaced once already by a previous shop, directly over the failed substrate, which trapped moisture rather than addressing it.
What the job involved
- Mapped moisture across the full floor on a grid and marked the boundary of elevated readings
- Traced the entry point to a front window frame whose butyl bedding had failed and been surface caulked
- Removed furniture, cabinets and the previously installed finish flooring across the affected zone
- Cut out and removed failed subfloor back to dry, sound material, exposing two soft frame members
- Replaced the compromised framing, then installed and sealed new subfloor bonded to the frame
- Removed the window, cleaned the opening, rebedded on fresh butyl and reinstalled with new fasteners
- Installed new LVT flooring across the full run so there was no visible transition at the repair boundary
- Water tested the window and the surrounding wall before reassembling the interior
How it went back out
The repair area ended up more than three times the size of the visible soft spot, which is the normal outcome when a floor issue is deferred. The owner saw the wet plywood before it left the shop, which made a painful invoice comprehensible. The prior finish flooring installed over the failure had accelerated the damage by sealing moisture in. The trailer now reads dry across the full grid.
