Full EPDM membrane replacement after years of sealant neglect

Short answer. The owner bought the unit used and had never been on the roof. Sealant beads at every penetration had shrunk and cracked, the membrane had lifted at a section of termination bar, and two vent openings showed soft decking around the fasteners. Interior staining had appeared at a ceiling seam the previous winter and had been attributed to condensation by a prior inspection.
What the job involved
- Surveyed the entire roof, photographed every penetration and logged moisture readings across the decking
- Removed all roof mounted components including vents, fan, AC shroud and antenna hardware
- Stripped the failed EPDM membrane and inspected the decking and roof bows across the full span
- Replaced soft decking sections around two vent openings and repaired one compromised roof bow
- Installed a new membrane, bonded across the full deck with correct adhesive coverage
- Reinstalled all penetrations bedded on butyl with new lap sealant at every flange and termination
- Water tested the full roof and the interior ceiling seam that had originally stained
How it went back out
The ceiling stain was not condensation. It was water entering at a vent flange and tracking along a roof bow before appearing several feet away, which is the standard behavior and the reason chasing stains fails. The unit left with a fully bonded new membrane and correctly bedded penetrations. The owner received the reinspection interval for sealant, since a new roof still needs its beads checked annually in this climate.
