EPDM and TPO are not the same repair
Both are single ply rubber roofing and both look like a white sheet from the ground, which is why they get treated as interchangeable and then repaired incorrectly. EPDM is a synthetic rubber, usually black through its thickness with a white acrylic wear coat laminated on the surface. TPO is a thermoplastic polyolefin, white all the way through, stiffer to the touch, and noticeably more resistant to punctures and to petroleum contact.
The distinction matters at the adhesive. EPDM patches bond with an EPDM specific primer and lap cement or with a butyl based seam tape. TPO does not take those chemistries. A TPO repair needs a TPO compatible primer and tape, or in a shop setting a heat welded seam. Put EPDM lap cement on TPO and the patch looks perfect for about one summer, then lifts at the edges and channels water underneath it while looking like it is still doing its job.
Identifying which one you have is straightforward once you know where to look. Lift the trim at a corner or look at the cut edge at a vent opening. Black cross section under a white surface is EPDM. White all the way through is TPO. If the sheet feels stiff and squeaks slightly when you press it rather than yielding softly, that also points toward TPO. We confirm this at intake before any material is ordered, because the wrong primer is a repair that comes back.
Stripping and re bedding a failed penetration
Most rubber roof repairs are penetration repairs. The vent, fan, antenna base or solar bracket is fine. The butyl under its flange has hardened and the lap sealant on top of it has shrunk and split. Piling fresh sealant over old sealant is the standard shortcut and it does not hold, because the new bead bonds to a crumbling surface rather than to the flange and the membrane.
The correct sequence removes the component entirely. We back out the fasteners, lift the flange, scrape the old butyl off both the flange and the membrane, and clean the area with the solvent appropriate to that membrane chemistry so the new material has something to grab. Screw holes that have wallowed out get repaired rather than reused, because a fastener that spins in a soft hole is not clamping the flange down.
The component goes back down on fresh butyl tape, the fasteners are drawn evenly rather than one corner at a time, and self leveling lap sealant is run over the flange perimeter and the fastener heads. Self leveling is used on horizontal surfaces where it can flow out and wet the substrate. Vertical terminations at the cap and drip rail get non sag sealant instead, because self leveling material on a vertical face simply runs off and leaves a thin skin behind.
Patching a tear, cut or puncture
Punctures come from low branches on residential streets, from garage headers, from a dropped drill on the roof, and from the corner of an air conditioner shroud that let go on the highway and dragged. The visible hole is never the whole job. The first question is what is under it, and how far the water already ran once it got past the sheet.
We check the decking around the puncture with a meter before deciding on a patch. If the luan reads dry within a few inches, we cut the membrane back to sound material in a clean geometric shape with rounded corners, because square corners concentrate stress and start new tears. The patch is sized with generous overlap, primed correctly for the membrane type, bonded, and rolled with a seam roller so there are no air channels at the edge.
If the decking reads wet, patching the top surface accomplishes nothing except sealing the moisture in. That job becomes a decking repair: the membrane opens up, the wet luan comes out, a new decking section goes in at the same thickness, and the membrane closes back over sound material. It is a bigger job on the estimate and a much smaller one than the ceiling replacement that follows a patch over wet wood.
When a recoat is worth doing and when it is not
A coating system is a maintenance step, not a repair. It restores UV protection to a membrane that has chalked away its wear coat, it evens out minor surface texture, and it adds a monolithic film across the field that reduces the number of individual sealant beads exposed to sun. On a structurally sound roof with fresh sealant underneath it, that is genuinely valuable and it is the cheapest roof work you will ever authorize.
It is not worth doing over a roof with soft decking, because the coating hides the problem and adds weight. It is not worth doing over a membrane that cracks when flexed, because the coating will crack with it. And it is a poor idea on a roof that already carries several coating layers from previous owners, since thick accumulated films crack, delaminate from each other and trap water between layers where you cannot see it.
We inspect before we quote a coating. If the roof qualifies, the sequence is: strip and rebuild every penetration first, clean the field thoroughly, prime according to the coating manufacturer's requirements for that membrane, then apply the film at the specified thickness in the number of coats specified. Coating over dirty or unprimed rubber is the single most common reason a recoat fails within two years.

How often should an EPDM roof be resealed
Inspect the sealant every six months and plan on rebuilding penetrations somewhere in the four to six year range in Southern California sun, sooner if the unit is stored uncovered. The membrane itself commonly outlives several rounds of sealant. What kills roofs here is not the rubber wearing out, it is the beads around the vents shrinking while nobody is looking at them, then two rainy seasons passing before the ceiling shows a stain.
Can I put a rubber roof coating over old silicone
No, and old silicone is one of the more frustrating things we find. Silicone does not bond well to EPDM in the first place, and nothing bonds to cured silicone afterward, including lap sealant and every coating system on the market. It has to be mechanically removed and the residue cleaned off before anything new goes down. If a previous owner smeared silicone around the vents, budget removal time into the job.
What is the difference between self leveling and non sag lap sealant
Self leveling flows out under its own weight to wet the surface and is used on horizontal flanges: vents, fans, antenna bases, air conditioner perimeters. Non sag holds its shape and is used on vertical and near vertical surfaces: the front and rear cap terminations, the side drip rails, the edges of a skylight garnish. Using self leveling on a vertical face just runs it off and leaves a skin that fails in a season.
My roof has a wrinkle in the middle of the sheet, is that a problem
It means the adhesive released from the decking in that area. A wrinkle by itself does not leak, but it holds water, it flexes every time wind gets under it, and the flexing eventually cracks the membrane at the fold. It also frequently signals moisture between the sheet and the decking. We meter the area, and if the decking is dry the sheet can often be relaxed and re bonded. If it is wet, the wrinkle was the warning.
Is TPO better than EPDM for an RV roof
TPO resists punctures and petroleum contact better and does not chalk the way EPDM does, so it stays cleaner looking. EPDM stays more flexible with age and is far more forgiving to patch in the field. Neither one leaks because of what it is made of. They leak at penetrations and terminations, which are identical failure points on both. Maintenance habits matter more than which membrane the factory installed.
