Four RV Roof Types and the Sealant Each One Wants

Short answer. EPDM chalks and thins, TPO holds UV better but fails at seams, fiberglass cracks at stress points rather than wearing out, and aluminum lasts while its seams do not. Self leveling lap sealant maintains a healthy penetration. Eternabond tape bridges a defect. They solve different problems and are not interchangeable.

Identifying what is actually on your roof

Owners are wrong about this more often than you would expect, and using the wrong sealant on a membrane is a real problem, so start by confirming.

EPDM is a rubber membrane, usually white or off white on top with a black underside. Rub a clean spot firmly with a dark cloth or your palm. If a chalky white residue transfers, it is EPDM. That chalking is the membrane's UV sacrificial layer doing its job.

TPO is a thermoplastic membrane, typically white through its thickness with a slightly slicker feel and no chalking transfer. It often has a faint texture and it stays cleaner looking than EPDM at the same age.

Fiberglass is a hard, rigid surface with a gelcoat finish. It does not flex under hand pressure, it can be polished, and it usually has visible seams only at the caps and edges.

Aluminum is obvious once you look: a metal sheet with visible fastener lines and lapped seams, common on older units and on some current stick and tin trailers.

If you still are not sure, look at the edge trim or the manufacturer literature for your floorplan. Do not guess before applying a product, because some sealants are incompatible with specific membranes.

EPDM: how it ages and what it needs

EPDM is a rubber sheet bonded to the roof decking, usually with the manufacturer's seams and penetrations sealed with a self leveling lap sealant. It is the most common material on trailers and fifth wheels of the last two decades.

It ages by chalking away. The top layer sacrifices itself to UV, gradually thinning the membrane. In Southern California sun that process runs faster than the industry service life assumptions suggest. A membrane a carrier assumes will run twelve to fifteen years frequently shows meaningful thinning and seam movement by year eight to ten on a unit that lives outdoors. Covered storage roughly doubles it.

The failure modes are thinning to the point of puncture vulnerability, seam release at factory laps, and shrinkage that pulls the membrane away at the edges. Chalking itself is normal and is not a defect.

EPDM does not want a coating that traps moisture beneath it and it does not want petroleum based products. It wants clean, intact self leveling lap sealant at every penetration and seam, inspected at least twice a year.

TPO, fiberglass and aluminum, briefly

TPO is a thermoplastic membrane, typically with a reinforcing scrim in the middle. It holds up to UV noticeably better than EPDM and does not chalk. Its weaknesses are mechanical: seams and edges. TPO seams are heat welded at the factory, and a field repair on TPO is a different operation than on EPDM. It is also more prone to punctures from branch strikes because it is thinner and stiffer, and a puncture in TPO does not self seal in any way.

Fiberglass one piece roofs are found on higher end coaches and some fifth wheels. They do not wear out on a schedule. They fail at stress points: cracks radiating from air conditioner openings, from the front and rear cap joints, and from any place a fastener was over torqued. Gelcoat on a fiberglass roof also oxidizes and chalks like any other gelcoat surface, and it can be compounded and polished, though roof gelcoat is usually left with a matte finish rather than polished to gloss.

Aluminum roofs are the oldest approach and the metal itself effectively outlives the unit. Everything else about them is the maintenance item. Lapped seams, fastener lines and the roof to sidewall joints all rely on sealant, and the metal expands and contracts substantially with temperature, which works those seals loose over time. An aluminum roof needs its seams inspected on a schedule more than any other type.

What self leveling lap sealant actually does

Self leveling lap sealant, the product most people know by the Dicor name, is designed to be applied on a horizontal surface where it flows out and forms a smooth continuous bead over a joint or a flange. It is the maintenance material for roof penetrations.

It is meant for the top of a fitting flange: vents, fans, antennas, air conditioner mounting flanges, skylight flanges, refrigerator vents and the perimeter where the roof meets a cap or a sidewall trim. There is a non leveling version for vertical surfaces, and using the self leveling product on a vertical surface simply produces a mess that runs and never seals.

There are compatible formulations for different membranes, and applying a product intended for one substrate to another is a genuine mistake that shows up as poor adhesion within a season. Check what the label says about your membrane type.

Application matters more than product choice. The surface has to be clean and dry, the old failed sealant has to be removed rather than covered, and the new bead needs to bridge onto sound material on both sides of the joint. Layering fresh sealant over cracked sealant produces a thick, ugly bead with a void underneath it that channels water into the penetration.

  • Confirm the formulation is compatible with your membrane type
  • Remove failed sealant rather than layering fresh product over it
  • Inspect twice a year, and after any Santa Ana wind event that moved debris

Where Eternabond belongs and where it does not

Eternabond and comparable seam tapes are a butyl based tape with an aggressive adhesive and a backing, designed to bridge a joint or a defect and stay bonded permanently. Correctly used, it is genuinely excellent.

It belongs on a specific set of jobs: bridging a tear or a puncture in a membrane, sealing a seam that has released, sealing along an edge where a membrane has shrunk back, and reinforcing a slide roof seam. It is a repair material.

It does not belong as a substitute for lap sealant on a healthy penetration flange, and this is where people get into trouble. Tape over a fitting flange is difficult to conform around the corners and fasteners, it traps any moisture already under the flange, and it makes future service on that fitting far harder. When an air conditioner taped over its flange has to come off for a gasket, the tape has to be cut and scraped, and the roof underneath frequently comes with it.

The other thing to know is that Eternabond is genuinely permanent. Removing it is a slow, ugly process that risks the membrane. Put it where you want it to stay, not as a quick fix in a spot that will need service.

A realistic inspection routine for Southern California

Twice a year is the baseline and the Santa Ana season adds a third. Spring, before the heat, and fall, after the summer has done its work, plus a look after any significant wind event that put branches or debris on the roof.

What to actually do on the roof, in order. Wash it, because you cannot inspect what you cannot see and because chalking residue hides cracks. Walk the perimeter and look at the roof to sidewall seam on both sides and at both caps. Inspect every penetration flange for cracked, lifted or shrunken sealant. Check every fastener line for backed out screws. Look at seams for any lift or release. Check the air conditioner shroud for cracks and check that its mounting bolts are snug without being over torqued.

Then look at what the roof drains onto. Streaking down a sidewall from a specific point on the roof edge tells you where water is leaving, and a persistent stain at one place is worth investigating even if the roof looks fine from above.

Do not walk a roof you are not confident carries you. Many trailer roofs are not rated for foot traffic, and a foot through a roof deck is a substantially worse day than the leak you were chasing.

When resealing stops being enough

Sealant maintenance keeps a sound roof sound. It cannot rescue a membrane that has run out of material.

The signs that a roof needs replacement rather than resealing: the membrane has thinned to the point where you can feel the decking texture through it, seams are releasing in multiple places rather than one, the membrane has shrunk enough to expose decking at an edge, there is any softness in the decking underfoot, or there are multiple patched areas from previous repairs.

Soft decking is the one that ends the conversation. A membrane bonds to its substrate, and a substrate that has gone soft will not hold a new membrane. That means the roof job includes decking replacement, which is why a roof estimate that lists membrane and labor with no decking allowance is incomplete on any unit over about eight years old.

A correct roof replacement removes every roof mounted component, strips the old membrane, inspects and replaces decking as needed, bonds the new membrane, reinstalls and re-beds every vent, fan, antenna, air conditioner and skylight, and runs fresh sealant on every penetration. On a typical Class C there are between eight and fourteen penetrations and each one is a discrete operation.

Can I put a roof coating over my EPDM instead of replacing it?

Coatings have a place on a sound membrane as a UV measure, and they are not a substitute for a failing roof. A coating over a thinned, seam released or shrunken membrane hides the condition without restoring it, and it makes future assessment much harder because you can no longer see the material underneath. Coatings also complicate a later replacement, since the new membrane has to bond to a properly prepared surface. Assess the membrane first, then decide.

How often should RV roof sealant be inspected in Southern California?

Twice a year at minimum, plus a check after any wind event that put debris on the roof. UV here is severe and the daily temperature swing works sealant beads harder than a mild climate does. Inspection means washing the roof first, then examining every penetration flange, every seam, the roof to sidewall joints at both sides and both cap joints. Most leaks that turn into wall and floor repairs were visible as a cracked bead a year earlier.

Is Eternabond better than lap sealant?

They solve different problems, so neither is better. Self leveling lap sealant is the maintenance material for a healthy penetration flange: it flows into the joint, it can be renewed, and the fitting can still be serviced later. Seam tape is a repair material that bridges a tear, a released seam or a shrunken edge and stays permanently. Using tape as routine flange maintenance traps moisture, is hard to conform around corners, and makes any future service on that fitting far more difficult.

What makes a fiberglass roof crack?

Stress rather than wear. The common origins are the corners of the air conditioner opening, the joints where the roof meets the front and rear caps, and any point where a fastener was over torqued into the laminate. Flex from towing, chassis twist on uneven ground and thermal cycling all concentrate at those points. A crack in a fiberglass roof is repaired by grinding back to sound laminate, laying in structural fiberglass and refinishing, not by filling it with sealant.

Does covered storage really extend roof life?

Substantially, and it is the cheapest thing an owner can do. UV is the primary driver of membrane degradation and the second is thermal cycling, and covered storage reduces both. On units stored outdoors in the San Gabriel Valley, membranes commonly show meaningful thinning and seam movement well before the manufacturer's assumed service life. The same unit under cover often approaches or exceeds it. Over the life of a roof the storage rate difference is small against a replacement.
