What structural evaluation means on a coach or trailer

Structure on an RV is not one thing. There is the chassis, which is steel frame rails and crossmembers carrying the running gear. There is the house structure, which is aluminum or wood framing forming the walls, floor and roof. There is the laminated panel assembly, where skin bonded to substrate over framing works as a stressed unit. And there is the connection between house and chassis, which is where a surprising number of problems originate.

An evaluation looks at all four and at how they interact. A sagging frame rail changes how the house sits on it, which racks door and window openings, which is what an owner notices first. Delamination in a sidewall reduces the stiffness of that panel, which transfers load into the framing that was never meant to carry it alone. These are connected failures and evaluating one in isolation produces a wrong conclusion.

This is a paid service performed in the building at Yorba Linda. Structural work requires the vehicle on a lift, straight edges and measuring equipment, controlled lighting, and often removal of a panel or a section of interior to see what is actually behind it. We do not offer mobile service, and there is no meaningful version of this evaluation done in a driveway.

Frame, outrigger and crossmember inspection

On the chassis side the inspection is methodical. Frame rails sighted for straightness and checked for cracks, particularly near suspension mounting points and at any location where something has been welded on. Crossmembers checked for corrosion, and the areas under a bathroom or a water bay get particular attention because that is where floor moisture has been sitting on steel for years.

Outriggers, the members that extend outward from the main rails to support the sidewall and the floor overhang, are a common failure point on fifth wheels and larger trailers. They bend from curb strikes, they corrode where the floor above has leaked, and they tear loose where a slide has been putting load into them. A sagging sidewall at the bottom edge is usually an outrigger problem, not a wall problem.

Suspension attachment gets its own look. Leaf spring hangers crack at the frame weld after years of cycling, equalizers wear, and on trailers that have been overloaded the frame will show sag between the axles that is measurable rather than a matter of opinion. We measure it, so the finding is a number and not an impression.

Delamination mapping and what the extent tells you

Delamination is the separation of the exterior skin from the substrate it is bonded to, and it is one of the most misunderstood conditions on an RV. Owners see a bubble and assume the bubble is the problem. In practice the bubble is the part that has released enough to move, and the area where the bond has failed is typically several times larger.

We map it by hand and by tap. A bonded panel and a released panel sound different, and working across a sidewall systematically produces a boundary that can be marked and photographed. The mapped area, not the visible bubble, is what determines the repair. That distinction routinely changes a repair decision, because a two foot area is a manageable repair and a full sidewall is a different conversation entirely.

Cause matters as much as extent. Delamination from a single water intrusion point at a window has a wet substrate and a clear source, and fixing the source is part of the repair. Delamination from adhesive failure across a broad area, which happens on certain construction methods and certain model years, has no single source and does not stop spreading. Telling those apart determines whether a repair holds.

Slide room and roof structure evaluation

Slide rooms are structural assemblies that move, which makes them the hardest part of an RV to evaluate and the most expensive to get wrong. The evaluation cycles the room through full travel while watching for racking, binding, uneven rail movement and any hesitation near the end of travel. A Schwintek system that has lost sync between the two rails will visibly rack the room, and running it in that condition damages the room structure itself.

The room floor gets checked for flex and moisture, since the slide floor edge is a classic water entry point and a soft floor there compromises the whole assembly. The room framing gets checked where the mechanism attaches, because those are concentrated load points. And the opening in the sidewall gets checked for squareness, since a racked opening means the house structure is moving and the slide is just reporting it.

Roof structure is evaluated from both sides where possible. From above, we look for sag between rafters, soft areas underfoot, and any depression that holds water. From inside, ceiling panel separation at the seams, staining, and sag around penetrations. A soft roof deck is a repair with a clear scope. A sagging roof line viewed from the side of the vehicle is a structural finding that usually involves the sidewalls too.

The report, the repair decision and what comes next

Structural findings are documented with photographs, measurements and moisture readings, and the report separates what is definitively established from what requires disassembly to confirm. That distinction is important on structural work, because the honest answer on a laminated panel is frequently that the extent cannot be fully known until it is opened.

From there the conversation is about whether repair makes economic sense. Some structural damage is straightforward: a bent outrigger, a cracked hanger, a section of corroded crossmember. Those are repairs with a defined scope. Other findings, particularly widespread delamination combined with subfloor damage on an older unit, reach a point where the repair cost approaches or exceeds what the vehicle is worth.

We give an opinion on that, and it is not always the opinion that generates the most work for us. An owner with a 1998 coach showing frame sag, delamination across two panels and a soft floor under both slides is better served by an honest conversation than by an estimate. When repair does make sense, the evaluation converts directly into a scoped repair plan with a sequence, because on structural work the order of operations determines whether the finished result holds.

Questions we get asked

How do I know if a bubble in my sidewall is delamination or something else?

Delamination typically appears as a soft or raised area that changes with temperature, flattening in cool weather and pushing out in afternoon heat as trapped air expands. It sounds hollow compared to a bonded area when tapped. What matters more than the diagnosis is the extent, which is almost always much larger than the visible bubble, and that requires mapping the panel by hand rather than looking at a photograph.

Can a bent RV frame be straightened or is it a total loss?

Many can be repaired. The determining factors are how far the frame is out, whether the deformation is in a repairable area, whether the house structure moved with it, and what the vehicle is worth. We measure the deviation rather than eyeball it, evaluate what the house did in response, and give you a scoped repair opinion. Structural realignment on RVs is regular work here, and so is telling an owner when it does not pencil.

My doors and windows have stopped closing right. Is that structural?

Very often yes. Doors and window frames are square when the structure around them is square, so an opening that has racked is reporting movement in the wall, the floor or the frame underneath. The common causes are frame sag, outrigger failure, subfloor deterioration and delamination reducing panel stiffness. Adjusting the door is treating the symptom. The evaluation finds what actually moved.

How long does a structural evaluation take and does it require disassembly?

The non invasive portion, meaning lift inspection, measurement, delamination mapping, moisture metering and slide cycling, takes a few hours on most units. Disassembly is separate. Where the extent of damage genuinely cannot be determined from outside, we tell you what removing a panel or a section of interior would establish and what it costs, and you decide whether to authorize it. We do not open a vehicle without your approval.

Will you tell me if my RV is not worth repairing?

Yes, and it is one of the more useful things this service provides. When widespread delamination, subfloor deterioration and frame findings stack up on an older unit, the repair cost can pass the value of the vehicle. We would rather tell you that clearly than write an estimate you regret. The report gives you the documentation either way, which is useful for an insurance conversation or a sale.
